 About the Association

"Who took the initiative in the Euroclub Provence...? "

Euroclub Provence is an Association formed by a working group of members from different clubs residing in the Provence. These members come from the Association Amicale Europe Pays de Fayence, Association Neerlandais du Midi, Nederlandse Club aan de Cote d'Azur. *

* By mentioning our background we do not imply any form of formal adhesion from the mentioned clubs

Who are running the Association...?

The Association Euroclub Provence is chartered in 2006. The board is made up of some of the original working group members and new enthousiastic members 'eager to spent their time on such a beautifull initiative',

How to become a member of the Association Euroclub Provence...?

Why should I become a member...?

As a member of the association you can partipate in the decission making proces... As a member you will be informed about upcoming projects in an early phase... As a member you have the first choice of available residencies... And as a member you get to know already your potential neighbours...

About Projects

When does the development of an Euroclub Provence project start...?

The working group is looking for locations to develop the first 'domaine'. Next to that we are looking for investors and/or developers willing to particpate in a project. This combination should lead to the first steps in realizing a project. See also: Projects

I know this beautifull located terrain. Is it suitable for an Euroclub Provence project...?

You have to realize that a terrain has to cover several hectares, depending on the nature of the terrain, with a POS allowing to build 100+ living units (villa's, apartments) on.

How can I buy property in the Euroclub Provence...?

You can not buy any property yet because there is no project available on the moment. As soon as there is more information available on projects to be started, members will be informed. See also: Info

 

When can I buy property in the Euroclub Provence...?

That depends, again, on the projects available. You should keep in mind that the development of a project from strart to finish can take up to 5 years. However we hope to realize a project sooner than that...

 

Can I own more property than that one villa or appartment for myself...?

This is an important point. We expect there is a potential interest amoung our members in renting property in a ''co-propriété'', so therefore we need people who own property as an investment. These appartments could then be rented to other members.

Note: to live in a Euroclub project you have to be a member of the Euroclub Provence Association. An investor has to agree to rent only to members.

 

Who owns the appartment/villa...?

You own the real estate like any other real estate. You buy and you own it, you can sell it and move to another (smaller) property in the ''co-propriété'' (if available and if needed). You can sell and do wathever you like, just like the normal ownership of property.

 

Can I rent a villa or appartment...?

Yes, as far as they are offered for rent by other owners/investorws (see above).

 

Who owns the Clubhouse, the Health Club...?

There are several possibilities. For example: the clubhouse could be owned by the ''Co-propriété''. Or, every owner buys a share in the recreational facilities. Or there could be an investor who would be willing to rent the recreational faciliites to the Association. So, different forms of ownership formuless can be considered.

 

What is the main characteristic of the French «copropriété»...?

The french «copropriété» is a very common form of co-ownership where people are full owner of their home, but are subject to a very detailled list of regulations being included in the ownership title, protecting owners against any kind of conflicts with other owners and allowing the community to determine in a democratic way the total amount and distribution of collective expenditure.

This depends what your specific interest is.

  About living in a park like 'domaine'
 

Who is organizing the social activities...?

You, together with others. When a complex is finished and people are living there, a specific Association for the Euroclub Park will be formed. This Association is in charge of the organization and exploitation of all collective facilities. and it will operate separatly from the "Conseil Syndicale" in charge of the management of the Park.

 

Who are the members of the Association that run the clubhouse?

Every owner of the Co-propriete is automatically member of the Association. They select a commity/board to run the Clubhouse. This does not mean however that they do the cleaning, cooking or serving at the bar. Management and subcontracting are the boards responsibility.
 

What to do when I become medically dependend ...?

You have to realize that an Euroclub Provence residencies are not a nursing home (''maison / residence de retraite''). So the same possibilties as a owning a ''normal'' house would exist: get medical support from the french social system, which has a fast developing service of professional home care (SIADD). However, the community could undertake itself steps to develop a support system...

 

What about pets ...?

You are the owner/renter of your residency. You can do as you would normally do in your home anywhere. Like keeping a dog or a cat (we would not advise on reptiles, though). And, as usal, one has to think about his neighbours. Just like in any other situation...

What about financial charges (like service charges) ...?

Service charges: As a owner-resident you will have the same service charges as in any other appartment complex. The same goes for a renter-resident who will have the service charges presented by the owner that are applicable in a rental situation.

Club charges: For the use of the Clubhouse facilties every residency will be charged with an annual fee (to be decided upon and controlled by the board that runs the Clubhouse). The use of the guest facilities (available to your quests) the hosting-member will be charged with a nightly room/studio charge.

Health Club charges: For the use of the Health Club facilities everyone using the faciliities will be charged with an annual fee (to be decided upon and controlled by the - commercial ? - organization that runs the Health Club).

What about the facilities of the Club House ...?

The Club House will be the centre of the social infrastructure. Depending on the final design in a given project you may expect the following facilities: a bar/lounge/dining area, one or more recreational rooms (for artistic, educational or other collective activities), a kitchen available for the cooking club, external catering or a (semi-)commercial restaurant, guest rooms/studios available to you family/friends.

What about the facilities of the Health Club ...?

The Health Club will - again depending on the final design in a given project - have an all year round swimming pool, jacuzzi/spa and sauna/hamman, fitness/training area and tennis courts. You may also expect facilities like a coffee corner, rooms for pysiotherapie, a beauty parlor.
